RETS - A Better Choice

RETS is becoming a commonplace acronym in the real estate industry. It stands for Real Estate Transaction Standard. And as you may already know, RETS feeds are the more modern and timely data feed, versus the dated IDX feed. RETS brings the data into your site and makes it a part of it, whereas IDX feeds simply frame in someone else's site. This makes a RETS feed the much more search engine friendly version. We're also able to update a site more often with a RETS feed over an IDX feed. This gives your clients more timely data and makes you look more professional and on top of the market.

RETS vs. IDX

Incorporating MLS listing data on a real estate agent's website can be fairly complicated, or it can be simple, depending on the process that's chosen, ie. IDX, RETS, framed, direct import, etc. Before we get into that, a brief vocabulary lesson is in order to understand the various terms and processes. Don't worry: We're leaving out as much of the tech speak as we can.

First, let's define some of the relevant terms:

IDX (Internet Data Exchange) – This refers to the data exchange between an MLS board's database and a realtor's website. Sometimes, IDX is used to refer to a specific method of data exchange, most of which are outlined below. IDX has to do with public MLS search, and is viewed as a form of advertising. The listings that are displayed here are only those allowed by other participants, but almost always includes the vast majority of the MLS database.

RETS (Real Estate Transaction Standard) – RETS is used to give brokers, agents and third parties access to listing and transaction data. MLS's nationwide are moving to adopt RETS as the industry standard because it drastically simplifies the process of getting listing data from an MLS to an agent's site. Key benefits include customization of how the listing data is displayed, fresh listing data (updated as often as every hour), and content added to the site (SEO – search engine optimization). The one main drawback is that the data feed is impossible to use by itself. That's where our software comes into play. It takes the data from RETS, and converts that data into readable content for your website.

iPALS 2.0 Upcoming Release

We're proud to announce that iPALS 2.0 Beta 2 has been officially released by our developer. There are still a few bugs that have been discovered, but they are minor. ( 04-21-2012)


It has been a long and grueling 10 1/2 months, since the iPALS project started. During that time we went from nothing, to a system that handles company data, agent information, imports/updates and deletes listings, imports listings to multiple categories, special advanced image processing, and much more, and works on every major RETS provider, without having to make any changes to the code.

Over the past few months (while working on making a fully working RETS script), we were laying the groundwork for our new, conceptualized version of iPALS, which is our patent pending process. With the decision to add support for EZ-Realty (and other professional Real Estate listing software in the future), we decided that it would be much easier (in the long run), and better performance overall, to begin development of iPALS 2.0, with EZ-Realty being the first piece of Real Estate software that would be operational. iPALS 2.0 wasn't a minor task to take on, because it wasn't simply adding code to what we had. Our concept required a complete, and major, rewrite of the entire code base, shifting the code from a script to an actual, fully working piece of software. We have no screenshots or performance reports yet, but once iPALS shifts from BETA to Release Candidate, we'll make the announcements.

EZ-Realty Support

EZ Realty is an easy-to-use property listing component for the Joomla! content management system, and it's over 5 years since its very first version was released. So much has changed over the years - and what began as a really simple component for the single-agent business now forms the cornerstone of a range of components to meet a range of business models.

Our decision to offer RETS and IDX integrations with EZ-Realty was a major untaking for us. Rather than attempting to piece together parts of our old system to function with EZ-Realty, we decided that it would be better to create our EZ-Realty integration using our new iPALS 2.0 version, which has been in the works for several months. Just Joomla (developer of EZ-Realty) has been an absolute pleasure to work with, and response time has been PHENOMENAL (generally within a few hours).

Supported Listing Software

iPALS 2.0 supports the following software components. iPALS 2.0 can easily support additional software, with the creation of a plugin developed by our developer for the particular software.

  • Intellectual Property (iProperty) 1.5
  • Intellectual Property (iProperty) 1.6
  • Intellectual Property (iProperty) 2.0.x or greater

Endorsed Software

iPALS 2.x can (and does) support numerous different software packages. But which one is best? Much of what would be considered best is based on the users preference.
